At Cowling Estate Agents we are here to help from the very start to the very end, we make sure that we keep in contact with all parties throughout the sale and help wherever we can. Every sale gets an allocated sale manager who will be the point of contact should you have any questions. We find that this helps the process move forward smoothly and reduces the risk of unnecessary problems whilst also keeping it as stress free as possible!
Our let only service is for our more ‘hands on’ landlords. This service includes all of our marketing, accompanied viewings and full tenant referencing once a suitable tenant has been agreed on. We also complete all the necessary paperwork and legal checks that are required. Once all this has been completed we put you in touch with the tenants and you can manage the day to day issues personally.
Our ‘Gold Management’ package is a fully managed option for landlords who like to be able to detach from the day to day of management a property. This service incorporates all the benefits of the Let only package but also benefits from day to day property management by us. For this we collect the rent and pay it to you, we carry out regular inspections of the property, we also make sure we are the first port of call for the tenants, if there are any issues at any point we will arrange for any necessary work to be quoted for and then keep you in the loop with any decisions that need to be made. With all of our packages, ultimately you are in charge and have the final say. We are just here to take the weight off your shoulders a bit.
The ‘Diamond Management’ package is our most comprehensive option. This a package that we have put together for landlords who want total peace of mind. This package has all the benefits of the other two packages with the added benefit of guaranteed rent and legal expenses covered. Whilst we make all the necessary checks to ensure you get a suitable, high quality tenant sometimes peoples situations change. With our ‘Diamond Management’ package we guarantee your rent should the tenant ever fail to make a payment. We also guarantee any legal costs that might arise from getting a tenant to vacate your property. With ‘Diamond Management’ you can sit back and relax because you know that all bases are covered and your investment is protected as fully as it can be.
