Our Services and what to expect.
Valuations and Sales - A property valuation takes around one hour. We request that you give us a guided tour of your home; we will take some measurements then sit down to discuss the residential property market and decide where we think your property fits. Looking at the competition can often be a good indicator of price.
Lettings - Whether you are a tenant or a landlord, we offer a service that will be sure to please you. Dealing in all types of residential tenancies we are able to help you with any enquiries you may have and will guide you through the property 'minefield' every step of the way.
Tenant Referencing - All tenants are fully referenced, this includes credit checks, previous landlord references, identity checks and employment checks. This is done for the peace of mind of the landlord. Referencing takes approximately seven days. Once a tenant’s references have been carried out they can move in to the desired property and everyone is happy.
A Gas Safety Certificate is legally required if you are letting your property. We are able to arrange this at a competitive price using appropriately qualified engineers.
An Energy Performance Certificate (EPC) is legally required if you are selling or letting a property. We are able to arrange this at a competitive price, enabling quick and efficient marketing of your property.
We offer a fully managed property service which will require a full inventory of the property. An inventory is recommended even if you do choose to manage the property yourself, as it could avoid any conflict regarding returning of deposit monies.
Land and New Homes - Our team has had a number of years’ experience in land and new homes. We have a great appreciation for new-build homes and the benefits to both builder and buyer including part exchange and assisted sales.

Conveyancing- If you have not arranged for a solicitor to take care of the sale/purchase process, we are able to recommend a suitable firm.
